Atualmente o nosso 'boom' imobiliário foi forçado a se deslocar rumo a Zona Oeste da cidade(Barra da Tijuca, Recreio...) devido a raridade de ofertas de terrenos livres e o alto preço dos imóveis.
O apartamento que reformamos a seguir é um típico retrato do que vem acontecendo na Zona Sul carioca: Um apartamento da década de 80, com espacialidade muito superior do que a oferecida na atualidade, se valoriza principalmente pela boa localização, se tornando um tesouro. Porém, para se tornarem competitivos e ainda mais valiosos, proprietários optam por reformas totais, muitas vezes para venda ou aluguel, como foi o caso deste imóvel.
O objetivo era modernizar, mas com intervenções de fluxos e materialidades, potencializamos sua espacialidade, já bem confortável.
Do layout inicial as alterações foram: Conversão de um dos banheiros sociais - extremamente pequeno e desconfortável - em um lavabo; Reposicionamento da porta do quarto menor - muito próxima da sala, sem privacidade; Remoção de parede entre lavanderia e cozinha; Criação de um pequeno corredor social que permite o uso do banheiro originalmente somente da suite pelos dois quartos sociais; Portas de correr em todos os ambientes do setor intimo (quartos sociais e banheiro), que permitem que tudo possa ser usado como uma grande suite ou nao.
Na materialidade: Cozinha, sala e lavabo ganham o mesmo piso (porcelanato 0,80x0,80m branco fosco), contribuindo para a sensação de amplitude e retirando o mármore muito desgastado da cozinha e banheiro, além de substituir a pedra extremamente escura da sala; As chamadas "áreas molhadas" (cozinha e banheiros) passaram a ter revestimento somente onde realmente tem contato direto com água, fugindo do revestimento total de todas as paredes como era feito antigamente - isto e essencial para integração do que era visto como área de serviços e parte social. Todos os ambientes que convivemos devem ser tratados com a mesma importância. Nova iluminação para os banheiros e armários embutidos foram totalmente substituídos também. Notem que somente o piso em parquet-paulistano (madeira) dos quartos, foi integralmente mantido por estar em perfeito estado.
O resultado, atendendo a pedidos, segue em formato "antes e depois". Confiram!
Most of Rio de Janeiro's South Zone (Copacabana, Ipanema, Leblon, Lagoa, Gavea, Flamengo...) is made by buildings built between the 50's and the beginning of the 80's decades.
This is the moment that stamp on the massive occupation of that area, from Copacabana on, extremely helped by the extension of tram lines which didn't use to reach theses neighborhoods, just the central, until the 80's economic recession.
Nowadays, our speculation is been forced to move away to West Zone of our city (Barra da Tijuca, Recreio...) thanks to the difficulty of finding out offers of free lands and high prices.
The apartment that we've renovated shows exactly what is happening on Rio's South Zone: Un 80's property with dimensions much better than the ones offered now, speculates as a result of it's good location, turning to a treasure. But to become competitive and even more expensive, owners choose up to fully renovate usually to sell or rent it, as happened to this property.
Our goal was to modernize but with some flux and materials interventions, make the spaces even more spacious and comfortable.
From it's original layout the interventions were: Turn one of the social bathrooms into a toilet; Replacing a door of the smallest social bedroom - for being to close from the living, taking away it's privacy; Taking away the wall between the laundry and the kitchen; Creating a small private corridor which allows the use of the bathroom that used to belong just to the suite by the other bedroom too; Sliding doors to all the rooms of the private area (bedrooms and bathroom), allowing that all could be turn to a big suite or not.
Talking about the materials: Kitchen, living and toilet had settled the same floor (white-mat porcelain tiles 0,80x0,80m)making those areas look bigger and taking away the outworn marble of the kitchen and bathroom, also replacing the extremely dark stone from the living-room; The named "wet areas" (kitchen and bathrooms) had tiles set only where it'd have straight contact to water, not in all walls as it used to happen - being essential to integrate what used to be seen as service area to the social spaces. All rooms where we live should be treated the same way. New illumination to the bathrooms and built-in cabinets have also been placed. Note that only the bedrooms floor - all made in "parquet-paulistano" wood style-, was totally conserved due it's excellent conservation.
The result, attending to requests, follow the "after and before" model. Take a look!
